Having your single-family home or condominium appraised: what's the purpose of establishing market value?
There are many reasons why you might want to hire an appraiser for your principal residence. That’s why we always recommend talking to your expert, so that he can ask you questions about the purpose of such expertise.
Here are a few examples:
- Valuation for financing purposes
- Valuation for division of assets
- Valuation for sale
- Valuation for estate purposes
- Valuation for tax purposes (taxation, capital gains, etc.)
- Valuation for insurance purposes
- Valuation for litigation purposes (expropriation, loss of value, municipal assessment dispute, etc.)
As you can see, the reasons given above are many and incomplete. We can guide you through the vast world of appraisal. It’s important to feel comfortable talking to your expert, as he or she is bound by professional secrecy.
Frequently asked questions
FAQ
Does the appraiser have to visit my home?
Yes, the appraiser must visit the house as a whole so that he can take note of the information related to the building and the history surrounding your home.
What are your appraisers' visiting hours?
It's important to understand that, to do his job properly, the appraiser needs to be able to visit the building in daylight, which means that in summer we have more flexible availability, whereas in winter, visits are rarely before 8:30 am and after 4:00 pm. To make life easier for our employees' families, we prefer visits to take place during office hours, between 8:30 a.m. and 5:00 p.m., Monday to Friday.
